EXPLANATORY NOTE
The parking spaces are 132 cars per floor – total 264.
The necessary technical rooms are also situated on those levels. In the third basement, that is over ground from the side of xxxxxxx, due to the displacement of the terrain, are situated 86 parking spaces, store-rooms, waste-rooms, utility rooms for the staff, a workshop, power generation unit rooms. The second basement has been designed as a car-park for 101 units and laundry service.
A dry cleaning’s is design on the first basement in the northeast part of the building and it will be connected to the pedestrian subway at the crossroad of xxx Blvd and “xxx” Blvd. 107 parking spaces are provided there.
The ground level = 562.10 has been developed as a commercial centre. An independent lobby is under construction for the office part.
A lobby has been intended on the first floor for the hotel with an access from “xxx” Blvd. The access is through a stately external stair-case and ramps.
The commercial centre with shops is preserved on the upper – second and third floors, and in the central area above the hotel lobby are designed food and drink places and a Spa centre to the hotel.
On the fourth floor there has been developed a congress centre with an independent stair-case. It will be serviced by the vertical communications of the hotel as well. 3 main stair-cases and 3 additional ones have been provided.
The main hotel restaurant … illegible …; fast food, administration have been developed on the fifth floor.
On the next benchmarks the broad-surface design planning has been replaced by three independently standing bodies.
To the northeast an office building is being located – 23 floors with 2 stair-case cells – fire-fighting installation, an elevator and two offices per floor.
In the middle area (axes 8-17) the hotel body has been developed – 30 floors with three stair-case cells, a central core with 8 elevators, two of them – panoramic.
A panorama restaurant has been intended of the 30th floor – 98 seats and partially above it – 31st floor VIP cafe – 96 seats.
In the southwest part of the building temporary residential / rental flats are intended – 21 floors (ridge level = 73,90).
Technical rooms have been designed on the top floors of the three bodies.
The building is solid reinforced concrete construction.
Fire alarm and fire-fighting are designed on the appropriate places.
To the processing project has been intended part “Automation”, where there are detailed descriptions of the control, regulation, blocking, signaling and the central dispatcher of all the technological and engineer systems in the building.
The site classifies as 2nd category according to art. 137 from the Territory Arrangement Act.
The buildings classify as 2nd group according to art. 451 from the Fire-prevention and Construction Technical Requirements.
All requirements for fire-prevention on the building site have been designed:
- they have been designed as first-degree of fire-proofing;
- the necessary number of evacuation stair-cases and exits have been designed;
- the materials used for inner walls, cladding and decoration elements are non-flammable;
- for all underground and over ground levels has been designed sprinkler-extinguishing installation as well as interior fire-valves.
On level 14,25 the halls have been provided with 3 main stair-cases and 3 additional ones. They are all smoke-proof, according to art. 456 от Fire-prevention and Construction Technical Requirements.
On level 18,50 the intended hall between axis 8 and axis 12 is of 145 seats, and the other hall between axis 14 and axis 16 is of 98 seats.
The two halls are provided with maximum number of exits towards lobbies and stair-cases and towards a terrace on the floor.
On level +6,00 – the seats in the VIР hall are 45 and are provided 2 exits towards the lobby and the bar.
The built-over areas of the three main bodies above level 18,00 are as follows:
- offices – 1230 m2;
- hotel – 1690 m2;
- flats – 387 m2, which is less than 2200 m2 and is according to table 50 / art. 402, par.1.
